How much influence do listing agents/sellers have over the reports content?
Absolutely none. The report depends solely on the inspectors' findings.
Sellers can provide commentary that will shown be shown on the report page. This lets them notify buyers about repairs made after the inspection and provide any other relevant information to buyers.
How are you able to achieve such a low price point?
With Homevibe, buyers are essentially sharing the cost of one great preinspection instead of separately paying a higher price for the same information.
We have also developed an innovative system for inspectors to capture their insights. It enables them to be more efficient in the field, allowing them to offer us a discounted rate for their services.
Is this a replacement for the traditional home inspection?
No, it is not. Our Insights Reports are intended to help buyers make informed decisions prior to making an offer. The goal is to gather the most important information at an affordable price.
For this purpose the inspectors cover all the accessible house systems in search of the big show stopping defects. They also comment broadly on categories of some issues instead of painstakingly documenting each individual case. We encourage all new owners to get a full inspection of their home to get those details.
We believe there is incredible value in having an experienced professional explain the ins and outs of your new home as well as having an in-depth written report after the inspection. The full inspection report is like an operating manual for the home, allowing homeowners to take better care of their new home and increase its value over time.

Does the sellers' disclosure obligation change when they use Homevibe?
No, it does not. Under Washington State law, a seller has until 5 business days after they have accepted an offer to deliver their disclosure statement. We run our process without sharing any information with the listing agent and seller so there is nothing new for the seller to disclose.
However, we happy to share our findings with the seller for free once a buyer is selected and the closing process begins.
Does using Homevibe expose the seller and listing agent to additional liability?
The seller and listing agent do not take on any additional liability by allowing Homevibe to inspect their house. Washington State law clearly shields sellers and agents from any liability for inaccuracies or omissions that might result from an inspection.
